Q: Do I have to complete an application?
A: Each adult over 18 years old must complete an application. All applicants must provide government-issued photo identification along with either a Social Security Number (SSN) or Individual Tax Identification Number (ITIN).
Full-time students staying at home during school breaks (summer, holidays, etc) do not need to complete an application. Individuals over 70 years old living with family members who completed an application do not need to complete an application -
Q: How do you process applications?
A: We process applications on a first-come, first-serve basis based on (a) when you turn in your completed application including all supporting documentation, and (b) how soon you can start your lease. -
Q: How quickly do I have to start my lease?
A: Generally, leases must start within 30 days of the date of application on vacant properties, and within 6 days of when a property is available on occupied properties. In peak times of the year, these time periods may be shorter at the sole discretion of our office. -
Q: How long does it take for my application to be processed?
A: We are generally able to issue an approval or denial on the 2nd business day after receiving your application. The biggest factor in issuing a decision is waiting on a rental reference from your current or former landlord. -
Q: How much are application fees and are they refundable?
A: The application fee is $50 per adult. All application fees are non-refundable. Please contact our office with questions before submitting your application. -
Q: Do you accept Section 8 vouchers?
A: Sorry, we do not accept Section 8 vouchers for our properties. -
Q: How much is the security deposit?
A: Our standard security deposit is one month’s rent. We will send an approval e-mail once your application is approved. Once you receive this approval, you have 24 hours to pay your security deposit to hold the property. If the deposit is not paid in this time period, we may offer the property to the next qualified applicant. If you pay the deposit but then decide to not sign a lease agreement, we will retain the deposit as liquidated damages for having to lease the property again. -

Q: Can I get approved with a low credit score?
A: We utilize a points-based screening method to provide a fair screening process to all applicants. We believe one negative item on your application should not prohibit you from being able to rent a property. To review our screening criteria, reference our Tenant Screening Criteria -
Q: Can I still get approved with a bankruptcy?
A: Bankruptcy (outside of the last 3 years) does not disqualify you from renting, however, you will need verifiable income at least 2.8 times the monthly rent, a good rental reference from a non-related landlord and good rental/mortgage payment history.
